caravanI was at our weekly office meeting with Carolina One Real Estate, where we talk about current events and trends in real estate, the latest mortgage and financing issues, and a lot of the pitfalls that some buyers and sellers are experiencing in this difficult market.  I have to say, a lot of agents or people in general can complain about mandatory meetings, but I tend to get a whole lot out of the discussions we have.  If you have about 120 agents (in our office alone) talking about what’s happening in the real estate market- it’s a great way to bounce ideas off one another for our buyers, sellers, or to take advantage of a great listing that one agent has, that we can show one of our buyers before it hits the market.

Which brings me to my next point…Agent Caravan.  What’s that you say?  Well, agent caravan is exclusive to Carolina One Real Estate where every Thursday we “caravan” all the new homes that have come on the market for our agents in the area.  It’s a great way to see the new inventory as it hits the market.  And since Carolina One has the most inventory in all of Charleston, I basically get to see hundreds (if not thousands) of homes I might not otherwise see.  It really gives me an edge when I’m selling or finding a buyer for that perfect property.

Each agent that goes to these properties on Caravan will assess the property, provide invaluable feedback to the seller, and offer suggestions to improve the overall marketability of the property.  This could be an improvement in exterior presentation (curb appeal), placement of items on the inside, interior staging (design), agent’s opinion on market value (price), and many, many other suggestions.  Our office will then gather this feedback and provide it to the listing agent, where the listing agent will then analyze the findings and go over it with the sellers.  By the way, if there are 100 agents coming in to view your home, and each agent has say, 5 buyers- then there’s the potential for your home to be seen by agents totaling 500 buyers.

This is just one of the many proactive things that we do for our sellers, to get ahead in this competitive market of selling homes in Charleston, SC.  I thought I’d mention it in this blog, since a service so powerful such as this, often gets overlooked.  If you’re a seller considering selling your home, we may have a buyer for you, before we even hit the market.  If you’re a buyer, then your Carolina One agent is looking at homes before the majority of other agents even see them. Mike, fantastic blog!!! What an advantage for Carolina One buyers, sellers, and agents alike. We also do a caravan here in Beaufort and I agree that it benefits everyone involved. I generally learn more on a caravan than any other company event we have. For those wondering why Carolina One is the top producing real estate company in Charleston SC, wonder no longer. It is passionate agents like Mike Ciucci that keep Carolina One on TOP!!!
