I was showing more condos for sale at Folly Beach again and I keep "re-discovering" the attraction that Mariners Cay has at the beach. What a great place to live, or to purchase as an investment property. Here are a few reasons why, from a Realtor's perspective.
#1: Location. Yes, you guessed it. 'They' always say the three most important things to consider when purchasing real estate is location, location, location. Well for Mariners Cay, this condo community sits right along the Folly River. It has gorgeous views from the family rooms and screened-in porches of the bottle nosed dolphin that play here, of the sailboats going by, the beautiful wildlife, birds, and sunrise/sunsets. Not to mention, with this location so close to the beach- it's an easy 10 minute walk to the Atlantic Ocean, or a very short bike ride. Plus- within walking distance is shopping, restaurants, and plenty of people-watching.
#2: Amenities and way of life. You're on Folly Beach, so it's "laid back" living. Plus- the amenities make this location the most sought-after resort style living on Folly Beach. You have the largest swimming pool at Folly Beach. Plenty of chairs, a cabana for shade, and plenty of room for kids or just relaxing sipping your favorite drink. The club house is also at the pool location which is a great spot for a party, get together, or can be used as a business meeting location. Also available at Mariners Cay is tennis, a dock for crabbing or shrimping, a boat landing to put your boat in (without the hassle of the busy public boat landing), plenty of parking (it never gets full), parking for your boat in a FREE parking space (yes, there is a waiting list of a couple of years) and all the lagoons, pelicans, egrets, and a gated front entrance which means, residents only!
#3: A great investment. I'm sure you realize that there's only so much land, and only so much beachfront and 'near' beach property in the USA. Folly Beach is only so large, and there's not much room left to expand. This will only continue to drive property values up. With Folly Beach being the most affordable beach in Charleston, at Mariners Cay you can still get a condo in the 200's. Plus- if you're thinking of renting your condo out, you are allowed weekly rentals, which typically bring in great numbers for your ROI. For the buildings themselves, they are structurally very solid with metal roofs and hardiplank siding (very resistant to the oceanside elements).
Mariners Cay is a great place to live, and a very good short-term, or long-term investment!
