Condos for sale on James Island are a great alternative to purchasing a single family home. If you don’t want the year-round maintenance that comes with a single family home, a condominium in Charleston might be a great choice. No yard work to be concerned with, great amenities such as swimming pools, tennis courts, and exercise facilities, and usually the regime covers exterior maintenance and cleaning.
Condos for sale on James Island typically start in the mid 100’s. Since there are normally few to no choices in this price range for single family homes, purchasing a condo on James Island is a great choice for College of Charleston students and MUSC students. A short drive over the James Island Connector gets you to downtown Charleston in less than 5 minutes. The average condo price on James Island is in the 200’s, but can get up into the 700’s for waterfront luxury condos. Ask us about the different condo areas for James Island. There are a lot of different condo communities, some having advantages over others. It’s best to ask a local!
Condo regime fees on James Island
Condo regime fees must be paid attention to when purchasing a condo on James Island. The regime normally covers exterior insurance and some exterior maintenance or cleaning, use of any tennis courts or swimming pools, the cleaning or landscaping of common areas, and sometimes water. These regime fees can be as little as $100 a month, but can get up to (and over) $500 a month for luxury condos. Make sure you are aware what these regime fees are per month, and what they cover. Also know that a lot of Realtors will list in the MLS what “they believe” the regime fees to be. Do not go by this number, as it may change or may not be 100% accurate. Have your Realtor call the property management company to get these actual numbers.
