James Island lies south of the Charleston Peninsula and borders West Ashley, Johns Island, and Folly Beach. Surrounding James Island are Charleston Harbor and Wappoo Creek to the north, Folly Beach and Morris Island to the east, and Johns Island and the Stono River to the west.

According to the United States Census Bureau, the town has a population of around 12,698 as of 2020. James Island covers an area of around 15.6 square miles, and has a median household income of around $66,329. The town is located near the city of Charleston, and is known for its close proximity to the ocean and its abundance of outdoor recreational opportunities. Some notable attractions in James Island include James Island County Park, Fort Sumter National Monument, and the James Island Farmers Market.

Real Estate on James Island

James Island Real Estate is diverse enough to appeal to a wide range of buyers. There are mostly single-family homes, but condos and townhouses are also very popular for those choosing to live 10 minutes from downtown, Charleston. If one has the desire to go farther afield for entertainment, Charleston is only a 10 minute drive away.

According to the most recent population census, there are about 19,500 James Island residents. A younger generation has grown to call James Island home, for its close proximity to MUSC, the College of Charleston, and the beach. With lower interest rates and a number of different condominium developments, many first-time homebuyers find the James Island location a perfect fit.


Fun Things To Do on the Island

Canoe & Kayak Festival, James Island County Park

Besides having a wonderful location that borders Downtown Charleston, and also Folly Beach, James Island also has plenty to do where you don't even have to leave the island. James Island County Park is one fine example where the natural beauty of the lowcountry couples with many exciting things to do throughout the year here. This park is a natural 643 acre preserve teeming with wildlife, plenty of walking and jogging trails, fishing and crabbing docks, waterslides (Splash Zone), swimming pools, a fountain area, an 8 acre dog park with large pond, a gigantic children's play park, and much, much more. Summers in the JICP include Reggae Nights and The Cajun Festival, where music and refreshments are always a great welcome in the summer evenings. What about in the winter? The Holiday Festival of Lights is a local favorite all around Charleston, with smores, Santa, rides, and food.


Plenty of fish on James IslandBoating and fishing are another favorite past time of James Island residents. Being that the island has an abundance of marshes and fingering creeks winding their way through James Island- the locals and visitors alike take advantage of the great fishing, swimming, and boating in the saltwater creeks. Redfish, flounder, trout, sheepshead, and plenty of bigger fish offshore offer plenty of entertainment. What's the easiest way to access these fish? Living on a tidal creek home or launching from your own deepwater home.

Bordering James Island one side is the Stono River, and on the other side is the Charleston Harbor. Either way you slice it, a cruise on the boat is within 30 minutes after work. Just general boating and cruising in the Harbor whether to get something to eat, or to watch a nighttime firework display- is always a good time. Morris Island is also a hot spot with locals. This island is inaccessible by car, so many boaters go out to the island and spend a day with family and premier shell and shark tooth collecting. This is the one beach in Charleston that still has few people since it has limited access to those without boats.

The Charleston Municipal Golf Course is another popular attraction on James Island. This public golf course is called "The Muni" by locals and was opened in 1929 and designed by John Adams. There are 18 holes (par 72), a 25-tee driving range, and plenty of live oaks draped with spanish moss. This is a very affordable golf course with green fees starting around $40.

Once again, with James Island it's all about location. You have downtown Charleston on one side of the island, as well as Folly Beach on the other side. This means very easy access to get to where you want to be, and enjoy all that Charleston has to offer without breaking the bank.  It is the most affordable location to live, close to the beach!
