Summerville and Goose Creek basically topped out all of the areas around Charleston. Those 3 areas have some really great homes for the dollar, and your money will go far since it is a little farther from downtown and the beaches. You can get some fantastic deals on some new construction homes there as well. Builders are slashing prices to compete, and offering huge incentives. West Ashley, Mt. Pleasant, North Charleston, and James Island held their own, with those being some of the most popular spots to live in Charleston. Isle of Palms did well, while Folly Beach and Sullivans Island didn’t have a lot of activity.
Here’s how the areas fared for April:
4/1/09-4/30/09
Summerville (and rural): 116
West Ashley (and rural): 44
Goose Creek: 59
Mt. Pleasant: 61
North Charleston: 44 (same for May)
James Island: 20
Hanahan: 15
Downtown Charleston: 15
Johns Island: 9
Kiawah & Seabrook: 4
Isle of Palms: 6 (same for May)
Daniel Island: 5 (same for May)
Edisto Beach: 5
Folly Beach: 0
Sullivans Island: 3
So for the most part, “solds” have increased from April to May. No surprise there, as things usually pick up in the spring. We’ve seen a lot of firt-time homebuyers making decisions now, with the majority of sales coming from them.
Call me if you’d like more information on market trends, or if I can get you a list of all the active homes and solds on the market going retroactive. I am also able to pull data on last year vs. this year. Posted by Mike Ciucci on
