James Island has a number of different popular neighborhoods, with each having different character. For those searching James Island homes for sale, the task can be daunting if you’re not from the area and are looking to relocate here.
The following are a list of some of the more popular James Island neighborhoods, and the price ranges for each.
Bayview Farms- This is a great neighborhood made up of single family homes, with the majority of the homes being on water. Fresh water ponds and tidal creeks are plentiful in this James Island neighborhood. Homes here typically range from the mid 200’s and get into the 400’s for those on tidal creek. The back portion of the neighborhood was built in the early 90’s and the newer (front) part of the neighborhood was built in early 2000. Bayview Farms has a club house, 3 swimming pools, and a tennis court.
Clearview- This is a quintessential James Island neighborhood. No regime fees or dues, a great quality neighborhood, and a great neighborhood for retirees or for a family looking to live in a great James Island school district. Homes here start in the mid 200’s, and get into the 3 or 400’s. They are mostly brick ranch construction, built in the 60’s.
Lawton Bluff- A great neighborhood in a superb location. Brick ranch style homes built in the 60’s with some being on the Charleston Harbor in the back of the neighborhood. A great neighborhood for retirees and those looking for a great location, only 5 or less minutes to downtown Charleston. Homes start in the 200’s and get into the millions. No regime fees or dues.
Lighthouse Point- This neighborhood has two main parts to the neighborhood. Affordable brick ranch homes at the front of the neighborhood, and large 3000 square foot homes in the back of the neighborhood on the water. Here again, there are no regime fees or HOA dues and a lot of the residents have boats. There is a public boat landing as well. Homes here start in the 200’s and can get up to a million.
Ocean Neighbors- This is a newer neighborhood for James Island. Mostly homes with vinyl siding and built in early 2000. A lot of families enjoy this neighborhood. There are regime fees for the neighborhood, and homes start in the mid 200’s and get into the mid 300’s. The homes surround the neighborhood pond.
Parrot Creek- This neighborhood is in the heart of James Island. Homes here start in the 300’s and get up to a million (but average around 400-500K). A great neighborhood with mature trees, and Parrot Creek on the back of the neighborhood. An upscale neighborhood for James Island. No regime fees but a yearly HOA fee for the neighborhood upkeep.
Riverland Terrace- A very unique James Island neighborhood. A very eclectic feel and the neighborhood has a lot of character. Beautiful tree-lined streets and the back of the neighborhood enjoys the Wappoo Cut (river) and play park. Homes start in the 200’s and get into the 2-3 million dollar range on the water. No other neighborhood on James Island is similar to this one.
Stiles Point Plantation- A great family oriented neighborhood with an ideal location in James Island. Good schools, location to downtown and the beach, and a large park with field and tennis courts. One of James Island’s most popular neighborhoods. Prices range from the mid 300’s to a million and averaging in the 500’s.
