Great News for Our Local Charleston Real Estate Market

2011 Charleston Home Sales

This graph is terribly difficult to view, so PLEASE DOWNLOAD THE PDF HERE TO VIEW.  Let me first state that the average normal market sees a 6 month supply of homes on the market.  That means, with no new homes coming on the market- it would take 6 months for the current inventory of active homes to sell.

Basically, what this chart is showing is that there is a price range from $0 to $399,000 that have a 6 to 7 month inventory.  But I thought the real estate market in Charleston was gloomy?  That couldn't be further from the truth.  The market here is beginning to normalize.

I get a lot of real estate questions during work, at dinner parties, at kid’s birthday parties, from friends, from family- about the current real estate market here in Charleston.  The number 1 question that I’ve been getting lately is:

When are we going to see the bottom?

Well, if I had a dollar for every time I’ve heard that question.  The short answer is: I don’t know, but it could be now, depending on other factors, or your current situation.  I want to put something out there that I hope you buyers will take into account when considering purchasing at “the bottom”.  Know that every person’s situation is different when timing the market- but let’s look at one factor.  Do not only think in terms of home values when determining “the bottom”, but…

Termite tubes found!

Updated, January 2019

If you’re purchasing a home in Charleston, South Carolina, a CL-100 Inspection will be required by your lender in order to close.  So what is this inspection and what does it entail?  The CL-100 Inspection is also called a Termite Inspection, and the report is called the Official South Carolina Wood Infestation Report.

The purpose of the inspection is to check for:

  1. Visible evidence of active, or a previous infestation of subterranean termites or other wood-destroying insects (like powder post beetles or carpenter bees, for example).
  2. Visible evidence of whether there has been prior subterranean termite treatment.
  3. Below the first main floor, if there is the presence or evidence of:  active wood-destroying fungi…

111 Waterfront PlantationWhen was the last time you saw a waterfront residence on the Intracoastal Waterway where you didn’t need flood insurance?  Well this is certainly the exception.  I saw this deepwater property yesterday and felt compelled enough to share it with all of you.

For those of you that know a little bit about location on James Island, this condo community is called Waterfront Plantation and is located right off of Maybank Highway along the ICW (Intracoastal Waterway).  These condos don’t come on the market very often, as a matter of fact; I’ve only seen two others come on the market since 2004 here.  It is a great location because you live on the ICW, you are 10 minutes to Folly Beach, and 5 minutes to downtown, Charleston.

It is a very quiet setting, with only…

2367 Furman Drive, Charleston SC

2367 Furman Drive Charleston SCWow, what a house- and what a unique opportunity to live on deepwater in West Ashley with your own private lake.  That's right, 19.34 acres (2.53 acres high) of your own private property, which includes a 4.01 private lake, and access to deepwater on the Ashley River once a dock is built.

What? Say again?

You have the opportunity, right now, to live in this West Ashley home, on your own private lake, with a boat ride to the Atlantic Ocean via the Ashley River. Ok, well what's the catch...because this is too good at $725K. Well, first let me say that this is not my listing. I've stumbled across it while searching for another client of mine. But I'm seriously surprised that this is still on the market, because (and I hate…

Old Charleston Map from 1872Many people who consider Charleston, South Carolina as a retirement destination or a possible move with a job transfer sometimes feel overwhelmed with the number of options available.  Each area that surrounds Charleston has its own unique character, charm, and feel about it.  I am excluding the beaches this go-around, but I’d like to briefly explain some of the areas that surround Charleston, in hopes that it might make it a little easier for those from out of state:

Charleston Peninsula- This is obviously the anchor for Charleston.  The historic draw of the city, the culture and world-class restaurants, and the “Old South” way of living is still evident here.  People from all over the country seek this spot as a perfect destination, close to the…

If you're waiting to pull the trigger on purchasing real estate as a buyer here in Charleston SC, should you consider buying now instead of later? I've found some interesting numbers this morning from the Charleston MLS. The numbers speak for themselves. We have a surplus in sold properties in almost every price range for this year, compared to last year.

But now? In this economy?  Yes.

Did we just miss the bottom of the Charleston real estate market?

But lets not forget, the tax credit certainly helped boost along what would otherwise be a dreary first quarter (and last year's November and December were strong, which are not represented in this report). But this is certainly interesting, and we'll have to see how the rest of the year plays out. I'll do another report at the end of the year for a look at…
